Good news, we are still in a seller’s market but inventory is up in both Bryan and College Station over last month. Sales are up about 50% over last month in both cities as well.

In Bryan, Texas 77802 at the time of this recording,
there were two hundred fifty seven active listings. This is 69 more than a month ago. This shows Inventory is improving.
One hundred three homes sold in March. That’s up thirty eight over the sixty five that sold in February. Sales are good.
Homes sold for an average of three hundred nine thousand six hundred seventy seven dollars. This is down thirty five thousand five hundred ninety dollars over last month’s average sales price in Bryan. This can be more people shopping at lower prices, or more lower priced homes on the market that buyers have been waiting for.
Homes were on the market an average of one hundred four days. This is just four days less than last month, pretty consistent.
In College Station, Texas seven seven eight four five, we have two hundred thirty seven active homes, this is up by 55 over last month. Heading in the right direction!
One hundred Thirteen homes sold in March up thirty seven from the seventy six sold in February. Spring gets the market moving as usual.
Average days on the market in March were eighty four. This is up 12 days from the seventy two average days on market in February.
Homes in College Station sold for an average of Four hundred twenty seven thousand nine hundred sixty seven. This is up from February’s average sold price by forty seven thousand one hundred forty five dollars.
