In Bryan, Texas 77802. There were two hundred ninety one Single Family & New Build Homes listings at the end of August. Lots of listings in every price range.
2 years ago – we didn’t have this much selection to choose from.
Fantastic time to buy reason 2:
Last August we Sold 118 Single family homes in Bryan and this year 130 – these numbers tell us that the market is shifting – but not crashing.
Fantastic time to buy reason 3:
Average price from last August to this August went up fifty seven thousand to three hundred forty one thousand and average days on market dropped from 90 last August to 75 this year.
That means houses are on the market for 15 less days than they were last year – houses actually sold 2 weeks faster than during that craziness with homes going under contract in 1 day
Now – before we get to the next reason it’s a great time to buy —
Something to be aware of if you’re thinking of moving to Bryan or College Station – At the end of August in College Station Prices started about $85,000 higher than in Bryan. The lowest price single family listing in College Station was at $200,000 and there were 235 single family and New Build homes listed
Fantastic time to buy reason 4:
Last August 135 homes were sold in College Station and this year 123, that’s a drop of 12. Not a big difference at all, holding pretty steady.
In College Station the Average sold price went up $38,000 to $403,000 and average days on market dropped almost twenty days going from 74 to 56. Prices increased and the average time it took to sell was close to three weeks less this year.

Comparing August 2021 and August 2022 you see that prices are higher now but there is a good amount of inventory, way less bidding wars and transactions are closing fast.
So the headlines may sound scary but you can see here that the market this year is better than last year even with the shift, the numbers just don’t lie.
