New build or existing home? How do you choose?

Let’s go through a few of the main differences between new build homes and existing ones.

New Builds
Brand new, never lived in
Modern layout, finishes and appliances
Improved insulation and energy efficiency
Some builders have great incentives that make new more affordable
Less central locations
No mature landscapes
Smaller lots
Potential closing delays
Construction going on in the neighborhood for a while
May be writing a contract on a home that hasn’t started being built yet

Resale Home
May have more unique layout – some people prefer the feel of older floor plans
Larger lots
More central location
Established trees and landscape
The whole neighborhood is built – there is a community there
Older appliances, less energy efficient,
Will need more maintenance sooner
Utility costs may be higher without doing some renovation
You can see what you get right away
Price and terms may be more negotiable
