So what’s happening here in our Brazos County Real Estate Market? Everyone wants to know! Are we seeing a housing bubble, should I still consider buying, is it still a sellers
market? With the current state of things, it can be confusing what the best choice is for your family, I’m here to help you.
I’ve been an agent for years and I can help you navigate this market. Hi, I’m Sherri Echols, Broker Associate with RE/MAX Bryan – College Station. Let’s look at the data so you can make an educated decision.
First, according to real estate experts and advisors anytime you have inventory levels that are at 6 months of
inventory or below, we are in a seller’s market. It’s all about supply and demand, and when there is a limited supply like there is right now, then the prices go up.
So let’s see what inventory levels are doing here locally. Is it a good time to sell here in Bryan, Texas 77802 and College Station, Texas 77845?
In Bryan at the time of filming this video we have 278 single family and new build homes that are active. The average days on market is 75 days, and on average homes are actually selling 1.54% above list price.
Now this is not what we saw over the past couple years, where we saw homes flying off the shelf and selling for significantly more than list price, that wasn’t normal. The recent adjustments are normalizing the market, bringing more inventory to choose from and sales prices much closer to the asking prices which are not increasing as fast as they were.
Now lets see if it is a good time to sell in College Station, Texas 77845. In College Station, we have 253 active single family and new build homes on the market and homes are on market average days of 57.
So here in Brazos County the inventory is climbing and so are interest rates. That may make some buyers wary, but it also is giving many more buyer opportunities that they did not have over the past few years. And as the data shows, buyers are still buying.
It can be scary understanding how to navigate this market, so call me. We can just talk about what is going on with you and what the best course of action will be for you and your family. I’m looking forward to hearing from you.
I’m your Community Market Leader Sherri Echols, a helping hand for a happy home.
