So let’s see what the market looks like here locally. Is now a good time to sell in Bryan, Texas 77802 and College Station, Texas 77845? Let’s have a look!
At the time of this filming…
In Bryan we have 249 new build and single family homes that are active with 217 pending sales.
The average Days on market is 74 days,
with 176 homes sold in the last 30 days.
Now let’s check the stats for College Station, Texas 77845
In College Station, we have 215 active single family and new build homes on the market
with 201 sales pending and
158 sold in the last month.
Average days on market, just 56.
So here in Brazos County our inventory is up a little bit and we still have relatively strong buyer demand. Things are easing up a little bit on how competitive things are but it’s not perfectly balanced yet.
We are seeing more homes on the market than in recent months, we aren’t seeing as many offers on homes, or offered as quickly as we were seeing just a few weeks ago also, homes aren’t being bid up as high and buyers are not willing to remove contingencies as much as they were.
It’s still a good time to sell because interest rates are expected to continue to go up. Rising interest rates and inflation are the main reasons for the sudden shift in the market.
Those of us who have been around a while know that rates, inflation and the market go up and down over time, rest easy my friends, this too shall pass.
But for now selling sooner rather than later is better because
as interest rates increase, buyers have less buying power and will have to purchase homes that are less expensive.
Besides all that, if you need to move, then right now is the perfect time to sell. What pros and cons there are should balance out as you have some on the sell side and others on the buy side.
