Are you getting letters and postcards and calls from companies telling you they will pay cash for your house As-Is, that you don’t have to repair it or even clean it up? They say you will pay no commissions and they can pay typical closing costs.
Hi, I’m Sherri Echols, Broker Associate with RE/MAX Bryan – College Station. These companies bombard people with these claims in hopes of taking advantage of someone. They are looking to pay you just your loan balance, or some other arbitrary amount that fits into their profit formula. They will stop by the house and go through pointing out all that is wrong to come up with a ridiculously low price and bully people into a contract. Then when the property closes in 30 days, the seller is homeless without enough money to get into a new living situation.
Please throw these letters away and don’t talk to these companies. They prey on the elderly which is particularly shameful. Any time you sell your home you should have an experienced agent representing your interests. An agent will help the seller get as much as they can for their biggest asset and is a buffer between their seller client and any potential buyer manipulation. I hope this has been helpful.
