The biggest mistake sellers make is thinking that their property is worth more than it actually is. Overpricing can be due to emotional attachment or lack of market knowledge. It can lead to being on the market way too long, lower offers, and even missed opportunities to sell. All the while you are paying the mortgage, taxes, insurance and maintenance.

If your property needs repairs or upgrades, you have to factor that into your asking price. Buyers will expect a lower price if they know they’re going to have to make repairs and bring the house into the 21st century.

Some sellers I talk to look at neighborhood competition to get a price. This is exactly right but it has to be done the right way. You can’t just look at listing or sold prices.
