Reason 1: Sellers market price advantage is still going strong.
In College Station, Texas 77845, we had 235 Single family and New Build homes listed at the end of August.
Also College Station Prices started about $85,000 higher than in Bryan this August with the lowest single family home priced at $200,000.
The Average sold price in College Station went up $38,000 to $403,000 and In Bryan average sold price went up $57,000 to $341,000. Wow that’s a lot of numbers. Here’s what they mean.
You can still take advantage of the HUGE sellers market of the last 2 years, prices are still above what they were a year ago – it’s definitely not too late to sell.
Reason 2: Shorter time to sell
Average days on market dropped almost 20 days going from 74 to 56 in College Station and from 90 to 75 in Bryan. You can see the bottom is not falling out. Houses were on the market weeks less – which means houses sold FASTER.
Reason 3: Our market is strong, not crashing.
Last August 135 homes were sold in College Station and this year 123 and in Bryan sales were up from 118 to 130 in the same time period.
In Bryan, Texas 77802 there were two hundred ninety one Single Family & New Build Homes listed at the end of August with lots of listings in every price range.
With more on the market you may not get as many offers for your home but you can see in our comparison the same number of single family homes sold this year as last in Bryan – College Station as a whole.
